The most supply and the least evidence in the community
Vista Hermosa has fifteen properties on the market, more than any other neighborhood in Club Campestre. It has recorded four sales in three years, fewer than almost any of them. That combination is the whole story here and it deserves stating plainly.
Ten of the fifteen listings are homesites, asking $225,000 to $409,867. Three homesites have sold in three years — at $190,000, $200,000 and $215,231. Every single lot currently listed is asking more than any lot here has ever recorded, and at the current rate of one lot sale per year there is roughly a decade of standing inventory.
The house side is similar. Five houses are listed from $954,000 to $1,835,000. One house has sold, at $695,000 in December 2023. There is very little here to price against, and a great deal of choice.

Three things worth knowing about Vista Hermosa
Every listed lot is asking above every recorded lot sale. The three homesites that sold went at $190,000, $200,000 and $215,231. The ten now listed start at $225,000 and run to $409,867. Not one of them is priced inside the proven range. That does not make them unsaleable, but it does mean the asking prices here are expectations rather than evidence, and you should negotiate accordingly.
There is roughly a decade of lot supply at the recorded absorption rate. Ten lots listed against three lot sales in three years is one sale per year. Nowhere else in Club Campestre is close to that. As a buyer this is the strongest negotiating position in the community; as a seller it is the reason to price realistically.
The one house sale is nearly three years old and well below current asking. $695,000 in December 2023 is the only house comparable Vista Hermosa has. The five houses listed now ask $954,000 to $1,835,000. Some of that gap is genuine — four of the five are 2023 or newer and larger than the one that sold — but with a single stale comparable, an independent valuation is worth more here than anywhere else on this site.
