A small, tightly banded condominium enclave where the last four listings all sit within $100,000 of each other — and the one older unit is the interesting outlier.
The narrowest price band in the community
Villas de México is one of the smaller addresses in Club Campestre and one of the most predictable. Eight recorded sales in three years, $5.27 million in volume, at a median close of $639,147.
The four units listed today are asking $650,000, $667,000, $700,000 and $750,000 — a $100,000 spread across the entire available inventory. Very few neighborhoods anywhere offer that little variance, which makes pricing a purchase here unusually straightforward.
Three of those four are 2025-built two- and three-bedroom units of essentially identical size, around 1,861 square feet. The fourth, Choya 6, dates from 2011 — the only pre-2020 condominium listed anywhere in Club Campestre. It is asking $667,000, right in the middle of the new-build pack.

Three things worth knowing about Villas de México
The two most recent sales both closed well under asking. 25-3571 was listed at $700,000 and closed at $600,000 in May 2026; 25-4877 was listed at $699,000 and closed at $650,000 in April 2026. Those are 14% and 7% discounts, and they are the two freshest data points here. Every unit currently listed is asking between $650,000 and $750,000 — at or above where the last two actually settled.
An older unit is priced like a new one. Choya 6 was built in 2011 and asks $667,000. The three 2025-built units in Building 16 ask $650,000, $700,000 and $750,000 for essentially the same 1,861 square feet. Fourteen years of difference in age is not showing up in the asking prices, so inspect accordingly and ask what has been renovated.
The sample includes a house. One of the eight recorded sales, 24-187 at $900,000, is filed in the MLS as a detached house rather than a condominium. It is the highest number in the set and it is not a condominium comparable — strip it out before pricing an apartment here, which brings the condominium-only median down to about $618,900.
