Big houses, thin evidence, one very large question
La Cima has as many listings as it has recorded sales — seven of each. That is the thinnest evidence-to-inventory ratio of any neighborhood on this site, and it is the single most important thing to know before making an offer here.
Only two houses have closed in three years: $1,425,000 in March 2024 and $1,540,000 in July 2025. Three houses are listed today at $2,300,000, $2,300,000 and $2,500,000 — every one asking well above both recorded sales. Two of the three are considerably larger than either comparable, at 6,682 and 7,650 square feet, so they are not directly comparable. But the gap is wide and it is not explained by the public record.
The land picture is starker. Five lots closed between $200,000 and $420,000. One currently listed lot is asking $2,564,988 — six times the highest recorded lot sale in this neighborhood, and more than any house that has ever closed here.

Three things worth knowing about La Cima
Ask what the $2,564,988 homesite is. It is listed in the MLS as land under the description “Unidad Condominal CN1-2-B”. The highest price any La Cima lot has recorded is $420,000, and the highest price any La Cima house has recorded is $1,540,000. A number six times the lot record needs an explanation — a development parcel, an assembled site, or something other than a single buildable lot. Do not assume it is comparable to the other three lots listed here.
Every listed house is asking above every recorded house sale. The two closings were $1,425,000 and $1,540,000. The three listings are $2,300,000, $2,300,000 and $2,500,000. Two are much bigger properties, which explains part of it, but with only two comparables in three years there is very little here to anchor a valuation to. This is a neighborhood where an independent appraisal earns its fee.
The lot market is soft and thin. Five sales in three years, and one of them — 22-2865 — closed 25.9% below asking, the deepest discount recorded anywhere in Club Campestre. Two lots are asking $545,000 and $550,000 today, above the $420,000 record. The $280,000 lot is the one priced in line with what has actually traded.
