Across 169 recorded sales in three years, the median Club Campestre property closed at 99.9% of its asking price. For condominiums the median was exactly 100%. Sixteen sales closed above list.

That is a genuinely unusual number in Los Cabos, and it is the most useful single fact about buying here. In many Baja communities the asking price is an opening position; in Club Campestre it has mostly been the price. Houses are the exception, closing at a median of 96.3%, and land the bigger one at 93.3%.

The other thing the data shows is momentum. Recorded sales went 36, 46 and 58 across 2023, 2024 and 2025, with 29 already closed in the first eight months of 2026. Volume has risen every full year in the window.

Club Campestre is one of the few Los Cabos communities where all three are genuinely available, in volume, at the same time. They behave very differently.

Condominiums

80 sales, median $755,250, range $395,945 to $1,840,000. The deepest and most liquid part of the market, and the one that closes at exactly asking — a median of 100% of list. 34 units available now.

Houses

57 sales, median $1,150,000, range $585,000 to $2,600,000. Detached homes from Pueblo Campestre in the $600Ks to Solesta above $2 million. Median close 96.3% of asking. 25 listed now.

Homesites

32 sales, median $339,250, range $190,000 to $615,000. The softest segment — a median close of 93.3% of asking, with plenty of double-digit discounts. 25 lots listed now.

The Montecitos lot at $3,400,000 is the highest-priced active listing of any kind in Club Campestre. The only Montecitos lot to actually close did so at $350,000 in January 2026, so treat the two as different propositions and ask what the larger parcel is.

Yes, you can own here — and it is simpler than you think


Club Campestre falls inside Mexico’s restricted zone, the strip within 50 km of the coast where foreigners cannot hold direct title. That sounds alarming and is not. Foreign buyers take ownership through a fideicomiso — a renewable bank trust in which a Mexican bank holds title as trustee while you hold every right of ownership: to occupy, renovate, rent, sell, or leave it to your heirs.

The trust runs 50 years and is renewable indefinitely. Setup typically runs a few thousand dollars with an annual maintenance fee. Alternatively, buyers purchasing for rental income sometimes hold through a Mexican corporation instead — which one is right depends on how you intend to use the property, and it is worth deciding before you make an offer rather than after.

Budget roughly 5–8% of the purchase price in closing costs as a buyer: acquisition tax, notary fees, trust setup, and registry. Sellers carry the brokerage commission.

Can a foreigner buy real estate in Club Campestre?
Yes. Because Club Campestre is within 50 km of the coast, foreign buyers hold title through a fideicomiso — a renewable 50-year bank trust that grants full ownership rights including the right to sell, rent, renovate and bequeath the property. It is the standard, well-established mechanism used across Los Cabos.
How much do properties in Club Campestre cost?
Over the past three years, 169 recorded sales ranged from $190,000 to $2,600,000, with a median close of $755,000. By type the medians were $755,250 for condominiums, $1,150,000 for houses and $339,250 for homesites. Current asking prices run from $225,000 for a Vista Hermosa homesite to $3,400,000 for a Montecitos parcel.
Do properties in Club Campestre sell for asking price?
Mostly, yes — which makes it unusual in Los Cabos. The median sale across all 169 recorded transactions closed at 99.9% of the asking price, and for condominiums it was exactly 100%. Sixteen sales closed above list. Houses closed at a median of 96.3% and homesites at 93.3%, so land is where the negotiating room is.
Which part of Club Campestre is the best value?
For houses, Pueblo Campestre — eighteen recorded sales at a median of $230 per square foot, roughly half the $439 recorded at Solesta. For condominiums, Costarena at $263 per square foot, or the new Cora Sur phase which starts at $489,000, the lowest asking price of anything in the community. For land, Vista Hermosa has by far the most choice, though every listed lot there is asking above any recorded sale.
Is Club Campestre a good place to buy land and build?
It is one of the few Los Cabos communities with a genuine homesite market — 32 recorded lot sales in three years and 25 lots listed now. Prices vary sharply by neighborhood: a median of $282,500 at Los Valles, $387,000 at La Cañada and $500,000 at Vista Lagos. Land is also the softest segment, closing at a median of 93.3% of asking. Note that the MLS did not report lot areas for any of the recorded land sales, so get the surveyed area in writing.
What are the closing costs for a buyer in Club Campestre?
Budget roughly 5–8% of the purchase price. That covers the acquisition tax, notary fees, fideicomiso setup and permit, and registry costs. On the community median sale of $755,000 that is roughly $37,750 to $60,400. The seller pays the brokerage commission.
Is the Club Campestre market growing?
On the recorded numbers, yes. Sales went 36 in the partial year from August 2023, 46 in 2024 and 58 in 2025, with 29 already closed in the first eight months of 2026. Volume rose in each full year of the window. That is transaction data rather than a forecast, but the direction is consistent.
